Land Registry New Rule 2025 : Getting land or property registered in India has always been considered a long and exhausting process. Endless rounds of tehsil or sub-registrar offices, middlemen demanding hefty commissions, and weeks of paperwork have troubled people for decades. But now, all of this is about to change. The government has introduced a new digital land registry system in 2025, under which the entire process will be completed in just three days. This reform is a major step towards saving time, promoting transparency, and eliminating corruption.

Online Registry Facility

Under this new system, citizens will no longer need to visit government offices for registration. All formalities can now be completed online from the comfort of home. The central and state governments’ revenue departments have jointly developed this digital platform. It includes modern features such as Aadhaar and PAN-based identity verification, online fee payment, and document verification through video calls. This will almost eliminate the chances of fake registrations or document tampering.

Land Registry New Rule 2025 : Process Completed in Just Three Days

The government has officially launched the digital land registry portal, and many states have already uploaded their land records to it. According to officials from the Revenue Department, the target is to complete the registration process within three working days—a task that previously took 15 to 30 days.

In the new system, stamp duty and registration fees can be paid via UPI, net banking, or debit/credit cards, and the receipt is instantly generated in digital form.

Benefits for Both Rural and Urban Citizens

This new system will benefit not only urban residents but also those living in rural areas. Farmers and small landowners will gain the most, as they will no longer have to travel to tehsil offices. The portal will provide easy access to details such as Khasra numbers, Khatauni, land ownership, and previous records.

After registration, citizens will receive a digital ownership certificate, and a hard copy will also be sent via post to their home. The government also plans to launch a mobile app to make this service even more accessible.

Step-by-Step Online Process

  1. First, users need to register themselves on the official government portal.
  2. Then, they must fill in land details such as Khasra number, village name, and previous owner’s information.
  3. Both the buyer and seller will upload their ID proofs, photographs, and digital signatures.

The process is safe, encrypted, and user-friendly, ensuring even people with limited technical knowledge can use it easily.

In the second step, the user will make the online payment of applicable fees. After payment, the system will issue a registration number and time slot.
During the allotted time, the Registrar officer will verify documents through a video call and digitally certify the registration.

Measures to Prevent Fraud

The new system has made Aadhaar and PAN verification mandatory, ensuring that the buyer and seller’s identities are fully authenticated.
It also includes eKYC and biometric verification, which prevent anyone from conducting fake registrations in someone else’s name.
Digital identity verification ensures that both parties are real and that the property transfer happens only with their genuine consent.

Relief for NRIs and Overseas Indians

Indians living abroad can now complete land registration without traveling to India.
Through video verification and online payment, the process has become completely virtual.
This will boost confidence among foreign investors and encourage greater investment in India’s real estate sector.

Major Benefits for Farmers and Rural Citizens

People living in villages no longer need to visit tehsil or district headquarters for land-related work.
This will save them both time and money, especially during land purchase, sale, or partition.
The government aims to soon launch a mobile application to make this service even more convenient for farmers.

Transparency and Corruption-Free System

Every transaction in the digital system will be securely recorded on government servers, making tampering impossible.

This will reduce land-related disputes and help landowners prove ownership instantly in the future.
As a result, court cases will decrease, and citizens will receive faster justice in property matters.
